As an income property broker, I have a number of procedures that I use in dealing on a long term basis. Let me share those with you. My concern first of all is to completely understand you, your investment strategy and what your long term investment goals in fact would be. I deal with a consulting basis, a counseling session if you will, where I will first of all identify those things, where are you now, where would you like to be and what capacity do you have to get you to that particular position. And from that point forward, I’m going to do a detailed annual analysis of each of the properties in your investment portfolio. If you’re a beginner, fine. We started maybe a little different position but that’s where we will end up.
My concern is to also, once I’ve understood the process, be able to select those assets that maybe are better placed in a different direction. By doing that, I’m not suggesting we’re going to sell everything. We may in fact be benefiting your portfolio by refinancing. By refinancing with a different interest rate, maybe a payment structure, we can optimize the cash flow on a long term basis.
However, there may be times when you say “you know one other asset that I have would be better served as being a different food group.” At that particular point, I will go through a process of evaluating what’s its most probable sale price, what things might we do prior to the time of bringing it on the market, and then I’ll develop a marketing plan, bring it on the market, have the property sold at its optimum position, roll that then into an exchange facilitation account so that we can minimize the capital gain impact that would dilute your investment opportunity as you move forward to the next property.
I love to negotiate. I negotiate on your behalf, both as we’re selling the property and as we’re acquiring the next property. I act as a consultant, a sounding board.
