Bob Nelson: I’m Bob Nelson, Eugene Commercial Real Estate Investor and Broker with Pac West Real Estate Investments.
Marcia Edwards: And I’m Marcia Edwards, Residential Broker with Windemere Real Estate. Bob and I have been representing consumers for a long time on both sides of the transaction, whether it’s a buyer that’s trying to procure real estate, or a seller who’s trying to liquidate it and maximize the opportunity and the process. Those people have asked us to help them as an advocate, as a negotiator, as someone that knows the process and has the resources.
There’s a lot of things that realtors do besides identify the property itself. So when you think Zillow’s going to replace realtors, I’m just not on that page.
Bob Nelson: Well, absolutely. You better, as selecting a broker, figure out is that person really qualified and experienced in acquiring or selling the type of property that you’re after, or have that you’re looking to sell.
Marcia Edwards: This is the type of market that’s moving so quickly, you can’t gather that data from raw data online. You need someone that knows Eugene Springfield specifically-
Bob Nelson: Is already in the game.
Marcia Edwards: Multi-family housing specifically, who knows a good thing when they see it, and they help you move with confidence.
Bob Nelson: Exactly. From my standpoint, everybody seems to want an apartment complex. It’s an interesting process. The number of times that I get called daily, “Do you buy such and such?” “Yes, I do,” or, “No, I don’t.” And if I … you’d like to have a good recommendation, I’ll give you several of them that I know are particularly good. But I don’t like to deal in an asset that I’m not particularly familiar with. It makes me feel like a fish out of water, and I don’t know how much good I’m doing for that particular person.
Marcia Edwards: The client isn’t getting the best counsel.
Bob Nelson: Right.
Marcia Edwards: So I think that the best realtor knows their boundaries, you could call them and say … have them speak first, and ask them what their areas of specialty and expertise is, to make sure that you’ve got a good match. Then you want to check depth of knowledge by production level, time in the business, time in the area, their license activity.
Bob Nelson: Yes. Those are all extremely important things. The next thing is even more important than all of it. Does your personality match the personality of the broker. If you have a mismatch, it’s going to be interesting. That’s all I can say. It’s going to be interesting.
Marcia Edwards: Well, it’s a trust relationship.
Bob Nelson: Yes.
Marcia Edwards: You’re moving very quickly with a very large asset going one direction or another.
Bob Nelson: A lot of money.
Marcia Edwards: And it’s unforgiving in a lot of ways. So you do want to make sure that you can have counsel with them that’s wide open when the door’s closed, and when you open that door, you feel confident they’ll represent you better than you would yourself on your behalf, and not tell your secrets, but only grab opportunities.
